The Senior Director of Quality Control leads all aspects of Quality Control from inception of a project thru warranty period and is responsible for the overall management, direction, creation, modification and implementation of the JPI Quality Control Program. As a developer/builder, effective Quality Control from the beginning of the design process through construction and occupancy is essential to produce a high-quality building while ensuring a faster and more cost-effective delivery process that provides a predictable result to investors. This position reports to a Vice President – Preconstruction.
Essential Duties and Responsibilities
Drive the culture within department and project teams on the foundation of the company core values and guiding principles.
Provide leadership, guidance and expertise by defining and implementing the region’s Quality Control resources, guidelines, best practices and procedures. Establish strategic and tactical plans to improve Quality of Projects in support of company goals within the Region including in areas of Structure Integrity, Building Enclosure, Water Incident Prevention, MEP Systems, and Final Acceptance of Finishes on behalf of asset management.
Establish and maintain a continuous improvement program to include development of technical standards, technical audit program, implementation of an inspection and verification program, targeted training, trade contractor partnering, identification and implementation of industry best practices, and leveraging of support from various internal groups.
Supervise, mentor, train, and monitor performance of all Quality Control staff within the Region and provide leadership and oversight to the Project Managers and Field Associates while performing Quality Control duties.
Communicate effectively with all team members, internal and external, to obtain project objectives, and project requirements to align with JPI standards. Must have an understanding that as a Developer Builder, JPI must work together in all departments to optimize success.
Provide input on drawings, specifications, and details for constructability and best practices.
Foster a culture of exceptional construction quality through field leadership and active involvement with the on-site associates.
Provide coaching, feedback and information to facilitate the efficient completion of work to comply with the Quality Plan.
Communicate with senior management to provide updates on the status of projects, address concerns, and plan specific actions as needed to address plan deficiencies or deficient means and methods in the field to ensure future success.
Work with third-party inspectors and Authorities Having Jurisdiction to clarify and deliver on the requirements and expectations to expedite and simplify the inspections process.
Manage warranty issues if arise, utilize lessons learned from warranty issues to ensure best practices are implemented during design and construction.
Interfacing with the entire project team to ensure coordination and optimization of Quality Control Measures.
Participate in periodic site evaluations and issue timely written reports following evaluations.
Be responsible for quality communication to associates regarding best practices, lessons learned, recent events and training opportunities.
Seek out and leverage industry quality management program best practices to continuously improve the company program.
Non-Essential Duties and Responsibilities
Drive knowledge use throughout the company of lessons learned to strengthen the links between knowledge sharing and the core processes to facilitate seamless exchange of information.
Develop and manage data analytics for the quality program to effectively manage risk.
Manage and update quality-related project manual policies and procedures and quality related management software, i.e. Procore etc.
Provide feedback on frequency and scope of work for national contracts/master agreements with third party consultants to support the Quality program.
Other duties may be assigned by the supervisor.
Knowledge and Experience Required
Bachelor’s degree in Construction, Engineering, or related field experience with direct knowledge of material, methods and the tools used in construction is required.
Prefer Professional Engineer and/or ASQ’s Certified Quality Auditor (CQA)
10+ years of progressive experience related to quality control.
Prefer familiarity with construction building practices.
Proven ability to design, develop, implement, and evaluate portfolio-wide programs, processes, and initiatives as it relates to Quality solutions.
Advanced analytical and creative problem-solving skills.
Demonstrated history of implementing innovative ideas and effective change management initiatives through relationships and achieved buy-in.
Excellent communication skills and ability to connect with all levels of associates.
Ability to work with all project partners – designers, consultants, preconstruction, project management, field supervision, trades and owner/investors.
Experienced leader of people with the ability to motivate, develop and direct staff.
PC proficient and have a good knowledge of construction and business software, scheduling, estimating, spreadsheets and word processing.
