We are seeking a highly motivated and experienced Building Engineer. The Building Engineer will be responsible for the overall maintenance and upkeep of a 100,000 square foot commercial building. This position requires a thorough understanding of safety practices, building systems, and general maintenance procedures. The Building Engineer must have strong problem-solving, organizational, and communication skills and be able to work independently and as part of a team.
Building Engineer Duties and Responsibilities
Perform minor repairs and maintenance tasks as needed
Monitor building equipment and communicate with management company
Respond to tenant work requests, assess whether item is the responsibility of landlord or tenant, and coordinate with property management to schedule vendor service calls
Review and maintain all building close-out documents to quickly identify and resolve maintenance related items
Prepare, maintain, and regularly review records for service, repair, operation, complaints and preventative maintenance related to building envelope and engineering systems and equipment in the property, subject to warranty guidelines and procedures
Establish and maintain a program of inventory control for replacement parts, supplies, tools and equipment based on close-out documents, provide employer with periodic reports on usage and current inventory
Oversee vendors’ schedule to ensure property is being maintained accordingly
Respond to emergency maintenance requests and assess the building for potential safety hazards
Ensure that the building meets all safety and health regulations
Create and update a detailed vendor contact list on a quarterly basis
Maintain access control database granting tenants and employees access to authorized zones within the building
Assist in managing building maintenance budget
Maintain records of all work performed
May also need to assist with maintaining systems on the property grounds such as EV charging stations, site lighting, landscape, and maintenance of water features.
Occasional assistance with residential building maintenance may also be required.
High school diploma or equivalent, technical trade school certification preferred
3+ years of experience in building maintenance and repair
Proficient with Microsoft Office and Dropbox
Knowledge of Building Automation Systems (BAS)
Strong working knowledge of applicable safety regulations and procedures
Ability to troubleshoot and repair a variety of building systems
Ability to lift heavy objects and perform physical labor
Ability to work with complex computerized control systems
Ability to operate the security camera system and review footage
Excellent communication and organizational skills
Ability to work independently with minimal supervision
