Construction Project Manager

The Project Manager is responsible for forecasting, planning scheduling, and leading contractors and internal service teams to successfully execute major capital projects in company facilities. Major capital projects include projects which enhance the interior and/or exterior facility image, special projects including system upgrades to reclaim and use, and processes to improve overall system efficiency. Coordinates with operational senior management and maintenance service managers to execute quarterly and annual plans. Responsible for monitoring established project guidelines, goals and measures and reports project status to the department director and operations senior management.

• Responsible for forecasting, planning scheduling, and leading contractors and internal service teams to successfully execute major capital projects in company facilities.
• Oversees all areas of major remodels and construction/cosmetic projects from planning, bidding, scheduling and executing, through final walk punch list and ten month warranty walk-through.
• Plans and performs work on major remodels and special projects requiring a thorough knowledge of general construction practices, basic electricity and plumbing.
• Utilizes proficiency at carpentry and structural design, painting and drywall, cement, floor and wall tiling, ceiling tile, landscaping/grounds care principles, décor specifications, TAS, and any applicable local codes to provide ongoing feedback on contractors to Division Project Director based on contractor ability to meet project deadlines.
• Supervises contractors during capital projects and coordinates service efforts with Maintenance Service Managers.
• Reviews and updates project’s schedules based on contractor availability and customer requests and communicates schedules and schedule changes to project stakeholders.
• Coordinates with regional marketing regarding any needs for closing units, i.e., bounce back or redirect coupons, signs or banners to communicate closing during construction.
• Provides monthly and quarterly status reports on capital projects and special project efforts in Whataburger facilities to Operations leadership and Director of Field Enhancements.
• Manages and reduces costs associated with capital projects and special projects by proactively planning and organizing projects to control shipping/freight costs, overtime charges, etc.
• Works with Operations leadership and Maintenance Service Managers to plan, schedule and execute capital projects as outlined in department planning documents.
• Reviews project cope and key process steps to obtain required approvals, permits and materials necessary for successful execution in a timely manner.
• Reviews project planning documents, project scope and contractor selection with Director of Field Enhancements to ensure all regulatory compliance.
• Develops budget requests for capital projects and special projects, including the documented justification for the expense.
• Develops annual forecast to include the successful execution of capital projects as outlined in department planning documents.
• Works within approved G & A budgets.
