Neighborhood Housing Services is one of Chicago's largest and most innovative neighborhood revitalization organizations, serving over 5,000 clients last year through homeownership promotion and lending, homeownership preservation, and property preservation. NHS is currently seeking a Director of Construction Services. This individual will be tasked with providing leadership, supervision, mentoring, technical support, and ultimately directing the work of NHS’ Construction Specialists. This includes oversight for the overall management of internal and contracted staff handling the site inspections of construction projects funded by Neighborhood Lending Services (NLS), NHS Redevelopment Corporation (NHSRC) programs, and the City of Chicago. Responsible for managing the project pipeline to ensure the efficient and successful completion of work in a timely manner, setting project goals/deadlines, and evaluating staff and vendor performance. Ensures the quality of work of construction projects to the client's satisfaction. Cultivates and manages relationships with general contractors, subcontractors, and other industry experts. The ideal candidate must be familiar with a variety of the construction field's concepts, practices, and procedures. A wide degree of creativity and latitude is expected in addition to this individual taking on special cases as necessary.
Principal Duties and Responsibilities:
Supervise Construction Specialist team and and contracted inspectors delivering services for NHS loan and grant programs.
Supervise Construction Coordinator to assign, track, monitor, and evaluate caseloads for Construction Specialists.
Plan, facilitate and coordinate monthly meetings and training sessions for all NHS/NLS Construction Specialists.
Work with Director of Lending, Director of Redevelopment, Director of Home Ownership, and Facilities Manager as needed in program management and new program design.
Manage communication to and relationships with the general contractors, subcontractors and other specialists delivering services on NHS loans and grant programs.
Work cooperatively with other NHS Directors in Lending, Redevelopment, and Education and Counseling Departments to ensure timely and consistent quality of service delivery to NHS customers.
Work cooperatively with Public Grants and Contractors Manager, Loan Originators, Loan Specialists, and Underwriters to deliver construction inspection services to NHS/NLS and City of Chicago customers as appropriate.
Utilizing Salesforce, primarily, establish and maintain records and documentation of assigned cases.
Participate in resolving customer complaints related to construction work and/or contractors.
Experience and Attributes:
The ideal candidate will possess a bachelor’s degree in Project Management or Construction Management and/or an equivalent combination of education and experience. In addition to the following:
7+ years’ work experience required within construction or housing sector preferred.
3-4 years of project management experience.
Demonstrated ability to lead an experienced team.
Demonstrated ability to manage a remote team.
Experience managing both an internal team and independent contractors.
Demonstrated knowledge of the home inspection process and residential construction industry.
Demonstrated ability to read architectural drawings (blue prints) and describe/interpret them for customer.
Demonstrated ability to trouble–shoot, resolve problems and manage special assignments.
Demonstrated ability to mentor, coach and train other staff.
Demonstrated ability to implement and manage multiple major, high-value projects at one time.
Knowledge of Chicago, IL building code preferable.
High proficiency with software programs (e.g. MicrosoftOffice/Project, Salesforce, HDP, etc.)
