The Construction Manager position is responsible for new store construction and renovation process from preliminary and scheduling through final construction, ensuring on time completion and within project budget guidelines. The Construction Manager will be responsible for developing and maintaining contractor relationships in each market and to help achieve better costs through competitive bidding. Develop and expect a culture of safety from your team, General Contractors, Sub-Contractors and suppliers.
Essential Job Functions (RESPONSIBLE TO)
Assume responsibility for all aspects of project delivery from "hand-off" of construction contract documents from store design, through final turnover and Grand Opening by retail operations team.
Ensures general contractor compliance with our technical design, construction contract documents, safety, overall coordination, adherence to construction plans & specifications, schedules, quality control and project deliverables.
Conduct competitive bidding process for each project, selecting bidders from approved list of prequalified contractors.
Prepare budget-approval recommendations based upon contractor and vendor bids / proposals. Prepare draft construction contract for signature.
Administer the construction and vendor contracts, and provide weekly updates on project budget & schedule to VP.
Maintain project log for each active site containing all pertinent information required to document communication and progress.
Conduct weekly progress meetings with G.C. and all subcontractors on-site. Review schedule and weekly progress and develop action plan for any discipline not in compliance. Distribute meeting minutes from G.C. to appropriate parties.
Assist in the preparation of scope of work and budget estimate for each major remodel and renovation project . Provide timely responses to construction request for information (RFI’s) and change orders (CO’s).
Complete site inspection & documentation of all installed work. Identify and communicate any out of compliance items to G.C. in writing.
Maintains a progressive and consistent photo log of job progress to include underground utilities and off site taps, under-slab rough in of electrical, plumbing & reinforcement, structural steel, rough framing and in wall MEP and H.V.A.C, final building, site and roof.
Regular review of construction practices, engineering, architectural drawings and specifications to monitor best value, best practices and ensure overall compliance with plans and specifications.
Responsible for coordination of all necessary permits, licenses, inspections, directing and monitoring compliance with all local, state & federal codes and regulations as applicable to the project.
Perform additional duties as assigned.
Bachelor's Degree in Construction Management / Construction Technology
PMP Certificate from accredited school.
Minimum 5 years experience in multi-unit construction management.
Possess financial acumen necessary to prepare and administer project budgets, assess change order requests and ensure accurate accounting for project costs.
Ability to effectively manage multiple priorities.
Ability to effectively communicate to all levels of the organization.
Strong planning and organizational skills.
Ability to take initiative and work independently of close supervision.
Working knowledge and understanding of construction contracts, plans, designs, specifications, construction means & methods, materials and regulations
Strong working knowledge of architectural and construction practices, principles, procedures and concepts.
Knowledge of building codes and compliance, ADA, TAS, SWPP, architectural barriers, asbestos laws, federal, state, and local regulations.
Possess temperament, competency, and communication skills necessary to represent the company in public settings, or to agencies having jurisdiction over Thorntons development projects.
Proficient in Microsoft Project, Microsoft Office Suite, specifically Excel, Word, and Power Point.
