Responsible for managing and coordinating both public and private construction projects to complete work on time, within budget, and to the quality specified on behalf of the Owner. The ideal candidate will serve as City Point’s representative on owner-architect-construction management teams ensuring to protect and promote the interests of the company in all matters. The Director will supervise project teams consisting of Project Management staff, Administrative staff, and Field staff for various projects. The Director will also work with the City Point project controls group for schedule evaluation and budget control.
The Director of OPM Services has the overall responsibility for their business sector including but not limited to: • Responsible for hiring, managing, and mentoring staff • Manage and communicate with field staff and clients including weekly meetings and/or site visits • Oversee staff training • Business development and reporting • Review and negotiate contracts with clients • Develop fee proposals and ensure work within budgets is established • Maintain client relations • Develop safety management plan • Develop standards for document management of projects • Professional association participation, i.e.; CMAA, ACEC, CIM, WTS, etc. Business Development/Marketing • Develop annual business plan with projected revenue and sales growth • Participate in development of proposals and sales presentations • Lead on presentations on short listed proposals • Secure leads, develop and maintain relationships with new and existing clients
• Working with assigned Project Manager, review contracts and budgets for each project • Plan and develop project schedules • Ensure client satisfaction with PM services • Manage job start-up and schedules from initial planning through project completion and close-out • Maintain project budgets and schedules • Review and negotiate change orders in the best interests of the client • Ensure that projects exceed OSHA and EH&S standards and policies • Challenge project teams to identify and implement cost and time saving measures • Participate in weekly project team and client meetings
QUALIFICATIONS and SKILLS
• Entrepreneurial spirit • Professional demeanor • Ability and motivation to develop and grow the OPM business sector • Ability to motivate and develop skills of staff • Ability to provide effective leadership on multiple projects from start to finish • Bachelor’s degree in Construction Management/Engineering or Architecture, with a PE, CCM, or RA preferred. • 20+ years of project management experience with core knowledge of ground-up construction and renovation work • Knowledge and experience working with MGL Chapter 149 and 149A projects • Thorough understanding of contractor prequalification process • MCPPO certification • Field experience as an OPM overseeing multiple projects concurrently • Experience dealing directly with owners, developers, architects, and other key decision makers • Thorough management knowledge of trade activities for both subcontract and self-performed scopes of work • Committed to providing superior client service • A proven track record of outstanding individual and team performance • Excellent interpersonal and communication skills – oral, written and listening • High motivation, assertiveness, and outstanding leadership skills • Strong technical skills, including literacy in Microsoft Office Suite software and specialized construction scheduling and project management software • Excellent administrative and organizational skills • Thorough understanding of interpreting plans and specs for building and construction • Conduct constructability reviews
