Oversee and manage construction activities throughout the development process within EDENS Northeast Region to keep all projects on schedule and on budget, reporting directly to the VP of Construction. Responsibilities include:
Work with EDENS design team to sign-off on all project predevelopment budgets, risk synopses and construction documentation, design development drawings and administration.
Submit weekly project status report to VP of Construction on all active projects.
Manage the solicitation and selection process of Contractors (General Contractors, Site Work Contractors, Engineers, Architects and others). Evaluate written and presentation materials. Prepare requests for proposals or bids and review and analyze the bids and prepare a recommendation for the selection of Contractors.
Work with Leasing and Development to manage the creation of project budgets.
Complete cost analysis for development projects.
Manage costs related to projects, including final overview of invoices, contracts and change orders. Analyze budgeted vs. actual costs, and report the same during monthly Forecast-to-Complete project reviews with Development Accounting.
Manage the development and maintenance of Construction Project Schedules. Coordinate with Contractors to update schedules as jobs progress. Monitor the activities of the Contractor, Subcontractor(s) and Design Team on processing of shop drawings, project data and samples, and delivery of products requiring long lead-time procurement.
Monitor the project progress with respect to cost, schedule and quality and advise the Landlord and Tenant of impending concerns. Prepare contingency plans for corrective action(s), and implement such plans for corrective action as required.
Manage the preparation, completion and filing of all project punch lists.
Monitor, manage and perform activities to comply with Lease obligations on Anchor Tenant deals.
Bachelor’s degree, preferably in Construction/Building Sciences or at least 5 years of relevant experience working for a general contractor and/or retail real estate developer
Experience in the retail and food and beverage industry coordination a plus
Experience on the retail side of Tenant Coordination / Construction Management a plus
Ability to read and comprehend complex construction drawings and legal documents for ensuring conformity to EDENS and/or Tenant requirements
Must have proficient knowledge of Microsoft Office, scheduling and project management software
Clear and concise written, verbal, and interpersonal skills able to communicate effectively with internal personnel, consultants, contractors, tenant representatives and governmental agencies
Strong, quantitative, problem solving skills to resolve project issues
